The 2018 International Building Code (IBC) introduces several key updates that impact building design, safety, and performance. Notably, accessory storage spaces of any size are now classified as part of the occupancy to which they belong, simplifying storage requirements. The code also adds new sections addressing medical gas systems and higher education laboratories to enhance safety in healthcare and academic settings. Changes to fire wall regulations limit their use to determining permissible construction types based on building area and height.
Elevator Hostway doors opening into fire-resistance-rated corridors must now be designed to prevent smoke intrusion. The occupant load factor for business spaces has been revised to one occupant per 150 square feet. Additionally, the live load on decks and balconies is increased, requiring them to support one and a half times the live load of the area they serve.
The code updates wind speed maps, including those for Hawaii, and introduces new seismic coefficients for more accurate ground motion calculations. Wood trusses over five feet now require periodic special inspections for bracing. A new fastener schedule is introduced for mechanically laminated decking, and header and girder spans are reduced for exterior bearing walls. These changes reflect ongoing efforts to improve safety, efficiency, and sustainability in building practices.
